Pay Rate: $115,000 – 125,000
Reports to: Vice President of Capital Projects and Restoration
Brooklyn Bridge Park (BBP) is looking to hire a Director of Facilities & Maintenance. Reporting to the Vice President of Capital Projects & Restoration, the Director of Facilities & Maintenance is responsible for the planning and management of repairs, improvements, and preventative maintenance of all Parkwide assets. The Director also leads effective communication and coordination of those activities across Park operations.
In addition, this role oversees all aspects of asset management, budgeting, and project coordination to ensure the Park’s infrastructure and operations are safe, efficient, and aligned with BBP’s standards. The Director oversees a team of five Maintenance Technicians, one Supervisor, and one Mechanic to support this portfolio of responsibilities.
In this role, the Director will identify and scope large maintenance projects; oversee Request for Proposal (RFP) development, contractor procurement, and construction management.
This role requires an adaptable and flexible approach to management and a proven ability to balance immediate and emerging needs with long-term planning and project management.
Primary Responsibilities:
Maintenance Team Management
Run daily maintenance, repairs, and long-term planning across the Park.
Oversee the Maintenance Supervisor and team of technicians; manage scheduling and personnel matters.
Allocate resources and assign tasks based on Park priorities and emerging needs.
Ensure staff training aligns with BBP practices, safety standards, and city/state compliance.
Promote a collaborative, detail-oriented team culture.
Support vehicle fleet operations with the in-house mechanic.
Identify opportunities for staff development and foster individual growth.
Asset Management & Budgeting
Oversee best practices in building, facilities and warehouse management.
Maintain and improve BBP’s preventative maintenance program in Cartegraph, the Park’s asset management software, to accurately log inventory, equipment, materials and tasks.
Utilize Data collection in Cartegraph to inform planning and annual budget.
Develop and manage the Maintenance budget and oversee daily procurement.
Ensure code compliance on parkwide systems with outside agencies such as DOB, SBS, FDNY and DEP.
Develop a comprehensive system for warehouse and inventory control utilizing BBP’s asset management software.
Routine Maintenance
Oversee Brooklyn Bridge Park’s relationship with outside contractors and vendors.
Perform inspections of all park assets that include, but not limited to, benches, playgrounds, fencing, greenways, buildings, etc.
Manage the park’s on-call contractor program including procurement, contracts, and performance.
Serve in an after-hours, on-call capacity as needed.
Project Management
Work alongside the Vice President of Capital Projects to scope, plan, and deliver maintenance-related projects.
Coordinate with Operations and Horticulture Directors on cross-functional projects.
Contribute to strategic planning by evaluating facility needs and anticipate capital maintenance projects
Serve as prime contact on capital maintenance projects through all phases of development:
Manage contractor procurement; develop scope documents and request for proposals together with the VP.
Work alongside BBP legal to execute contracts and ensure compliance.
Supervise contractors on site, ensure compliance with Park regulations, and provide field direction when needed.
Liaise internally with the Park’s operations, communications and horticultural departments on upcoming projects.
Track budget and spending on individual projects and ensure projects come in on budget.
Develop schedules and track milestones.
Serve as liaison across departments and external partners, ensuring smooth project communication and delivery
Qualifications:
5+ years of relevant professional experience in building trades, or related field.
Demonstrated ability to work cooperatively and manage a team effectively.
Highly organized, focused, and detail oriented.
Relevant experience in project management for public agency, architecture/engineering firm, private developer, construction management, or non-profit organization.
Advanced degree or certificate in facilities management or equivalent experience preferred.
Proficiency with MS Project, Excel, Word. Adobe Acrobat.
Valid driver’s license.
